Net operating income, NOI, is the property's true engine: what it earns after vacancies and operating expenses but before the mortgage. Every serious number on a deal, cap rate, DSCR, cash-on-cash, starts from NOI. This calculator builds it from your income and expense assumptions and prices it against what you would pay.
