Financing a home comes down to five steps: shop for a loan and compare lenders, know the numbers you can afford, get pre-approved before you look, work through the application and processing, then fund and close. The 5 Steps to Closing

Shop for a loan and compare lenders
Start by comparing mortgage lenders the same way you would compare any important purchase: look at more than one. Lenders can differ in the loan programs they offer, the way they communicate, and how they handle your application. Ask what programs might fit your situation, what documents they will need, and how long the process takes. Comparing a few lenders helps you understand your options instead of accepting the first one you meet.
Know the numbers: what you can afford
Before you look at a single home, get a realistic picture of your numbers. That means the purchase price you can afford, the down payment you plan to put together, and the monthly payment you can carry comfortably, which includes principal, interest, taxes, and insurance. Lenders use your income, debts, and credit to shape this picture. Get pre-approved before house hunting
Pre-approval is the strongest first step in this market. A lender reviews your finances and confirms, in writing, the loan amount you qualify for. Sellers and listing agents take pre-approved buyers more seriously, and you will know exactly what you can shop for. It also prevents the heartbreak of falling for a home that is out of reach. In a competitive Lehigh Valley market, pre-approval is one of the best tools you can bring to the table.
Applications and processing: what lenders review
Once you apply, the lender works through your loan application in a process called underwriting and processing. Expect them to review your credit history, income and employment, assets and bank statements, debts, and the paperwork that supports all of it. They will also order an appraisal on the home you choose to confirm the value. The smoother your paperwork, the smoother this step goes. Funding and closing
The final stage is funding and closing. The lender completes final underwriting, you review and sign the closing documents, your down payment and closing costs are settled, and the funds are released so the home can change hands. Your lender will walk you through the closing disclosure before you sign, and you should read it carefully and ask about anything you do not recognize. When everything lines up, you get the keys and the home is yours.
