What are the risks of buying in the first phase of a new community?
First-phase buyers often pay a new-build premium, face unproven infrastructure and early design flaws, and become committed to a project whose success is not yet established. Later phases may sell for more, but they can also be discounted if demand softens. Buying first means you set the precedent, so underwrite conservatively and review the builder's track record.
