Lehigh Valley May 2026 Housing Market Update
The Greater Lehigh Valley REALTORS® (GLVR) reported May housing data reflected steady buyer activity, limited inventory, and sustained price pressure. The Median Sales Price climbed 5.9 percent to $370,000. Despite the steady growth, the Lehigh Valley remained more affordable than the overall U.S. market, where the national median existing-home price came in at $417,700.
"May's numbers show that buyers are still stepping forward, but they are doing so in a market where options remain limited," said GLVR CEO Justin Porembo. "Pending Sales are a positive signal, and they align with national reports showing cautious optimism among buyers. But with inventory slipping locally and prices again reaching a record high, affordability and supply remain central challenges for our region."

Carbon County Snapshot
In Carbon County, the Median Sales Price jumped to $281,000, Closed Sales increased to end the month at 68, Pending Sales slid to 58, and New Listings dropped to 83. Inventory fell to 144 units, resulting in a Months Supply of Inventory of 2.5 months. Homes sold in an average of 41 days.
What This Means for Buyers and Sellers

"Even with economic uncertainty and affordability challenges, demand has not disappeared," said Tim Tepes. The Lehigh Valley remains a competitive market, and buyers who are prepared, patient, and working closely with a REALTOR® are in the best position to succeed."
The data tells a clear story: with only 1.3 months of inventory and homes selling at 101.6% of list price in just 19 days, the Lehigh Valley remains a strong seller's market. Buyers need to be pre-approved, decisive, and working with a local expert. Sellers who price accurately and present their homes well are seeing excellent results.
